The JPMorganChase Center at 560 Mission is going through a transformation to deliver world-class amenities and an inspiring workplace experience. Delivering on this promise requires a thorough renovation of the lobby, and we appreciate your partnership and patience while construction happens around you. Here you will find the latest updates on the ongoing and upcoming construction impacts and progress. Formal updates are also being shared with tenant contacts.
January 29th
What’s Happening
While there have been no changes to the details shared last week, please see the condensed summary of what to expect over the next 10 days specifically between Friday (1/30) and Sunday (2/8).
This Weekend (Friday 1/30 – Sunday, 2/1)
What’s happening: Scaffolding is being installed throughout the lobby, and the existing temporary wall around the new atrium will be removed and condensed towards the Retail/Plaza wall. Note that some of the temporary lobby furniture will be removed this Thursday night, to allow crews to begin work on this Friday evening.
Operational Impact: The lobby will remain fully accessible to tenants as always, and there will be no detours through the freight elevator in the High or Low Rise. The Mid-Rise will be detoured through the freight elevator for part of Saturday for wall painting.
Next Week (Monday, 2/2 – Friday, 2/6)
What’s happening: Overnight throughout the week, the condensed temporary wall will be built, and the travertine stone wall panels will begin to be installed on the core elevator lobby wall. Crews will also begin to work from the new scaffolding overnight, and work will be heard above.
Operational Impact:
When employees arrive on Monday, they will see the bright, white, new scaffolding throughout much of the lobby. The overnight work throughout the week work won’t impact elevator or lobby access; there will just be increased activity visible for anyone working late.
This will be a week of transition, with the revised temporary wall being built, furniture being re-arranged as the wall is built, and the first glimpses of the new travertine stone walls being visible as employees arrive daily.
Next Weekend (Friday, 2/6 – Sunday, 2/8)
What’s happening: The remaining scaffolding in the elevator lobbies will be installed, and graphics will be added to the new temporary wall around the Plaza-side temporary wall.
Operational Impact: From Friday (2/6) at 7pm to Sunday afternoon, 2/8, occupants will be detoured through the freight elevator while scaffolding is installed, with signage in the lobby and all floors to communicate this pathway, as always.
February 24th
What’s Happening
As you may have seen, the stone installation in the lobby is making great progress, and the construction team is getting ready to wrap the stone into the elevator lobbies, adjacent to the turnstiles. Please be advised of the following upcoming impact, beginning this weekend, through the middle of next week.
The turnstiles in all elevator lobbies must be removed to allow for the installation of the stone panels, and the detail polishing of the terrazzo flooring beneath them, which will take up to six (6) days. While the turnstiles are removed, security will be in each elevator lobby around the clock, requiring everyone to show a building access card to enter the elevator lobby.
When
Starting this Friday evening, February 27th, the turnstiles in all three elevator banks will be removed. Polishing of the terrazzo flooring will occur over the weekend and the travertine walls will be installed during the early and middle part of the week. The high rise turnstiles will be re-installed on Wednesday, March 4th and the mid and low rise will be reinstalled on Thursday, March 5th.

January 20th
What’s Happening
Overnight construction in the lobby has resumed following the successful Healthcare conference last week. The GC team will be installing brackets nightly that will hold the travertine stone panels which have arrived stateside from Spain, and which will be installed soon. This bracket installation will be minimally impactful, aside from seeing crews working from ladders and lifts overnight.
The only major impactful activity happening this week will be the installation of the painted drywall in the Mid-Rise Elevator Lobby, to match the High and Low-Rise. This drywall installation will begin Friday night, 1/23, and be completed by Sunday, 1/25, and require the temporary detour of occupants through the freight elevator, for anyone needing access to a Mid-Rise floor over the weekend. As with previous overnight/weekend detours, additional signage will provide instructions, and further detail can be found in the memo linked here.
We will then begin the next (and final!) phase of construction, the weekend of 1/31, with the installation of scaffolding so that crews can install overhead lighting and ceiling systems. Please be on the lookout for another update and memo later this week with additional information.
January 11th
What’s Happening
We are excited for you, our valued tenants, to see the first glimpses of the new lobby design, with the completion of the hardwood floors, the terrazzo, and temporary furniture staging for the JPMC Healthcare conference this week. There will be no impactful construction overnight this week, and activities will resume next weekend, and overnight next week. Behind the scenes, great progress is being made in the café and new amenity center. While some of the temporary contemporary furniture will need to be removed as construction progresses, some pieces will remain, including the audio system, providing a welcoming, hospitable ambiance in spite of ongoing construction.
Please stay tuned for additional major updates this week, which will include an overview of what to expect in the next phase of construction when scaffolding is installed in the lobby for the final phase of work, where the ceiling and lighting is updated, and the new travertine walls are installed.
January 2nd
What’s Happening
Over the holidays, substantial progress was made in the lobby, including the cutting of the new atrium slab between the lobby and second floor, installation of the final phase of terrazzo in the High-Rise elevator lobby, and the completion of the first High-Rise elevator cab interior. Next week will see several major transformations as well, including:
Hardwood Floors will be installed throughout the lobby as the temporary carpet is removed.
Drywall will be installed in the High and Low-Rise elevator lobbies overnight.
Terrazzo will be polished.
Music will begin to play from the new audio system that will be installed throughout the lobby and second floor, to create a vibrant, hospitable, atmosphere.
Walk-Off Carpets at the entry will be refreshed overnight.
Aside from seeing the work progress, the only operational impact will be overnight detours (7pm to 5am) through the freight elevator for High and Low-Rise Tenants, which will be marked with signage exactly like previous overnight detours.

December 18th
What’s Happening
As we enter the year-end holidays, we look forward to continuing to transform the lobby around you. Behind the newly constructed temporary wall we will soon be cutting an atrium into the second floor, and polishing of the new terrazzo floors in the main lobby will continue. Below is a reminder of what to expect over the next two weeks:
Weekend of 12/19 – 12/21:
The High-Rise Elevator Lobby will be closed for demo of wall and floor finishes, followed by floor preparation for the terrazzo. As always, floors will remain accessible 24/7 via the freight elevator, and signage will be placed on all affected floors and in the lobby with directions to the freight elevator. By Monday morning, 12/22, the elevator lobby will be fully accessible and look similar to the Low and Mid-rise from past weeks, with temporary carpet flooring.
The Mid and Low-Rise Elevator Lobby will be intermittently closed for sanding and polishing, and floors will be accessible via the freight elevator.
Week of 12/22 – 12/23
The Mid-Rise will be detoured overnight through the freight elevator, while terrazzo is sanded and polished.
The High-Rise will be detoured overnight through the freight elevator, while flooring is prepped for the terrazzo pour.
Weekend of 12/26 – 12/28
The High-Rise Elevator Lobby will again be closed for the terrazzo pour, and re-opened by Monday morning, 12/29. Floors will remain fully accessible via the freight elevator.
The Mid-Rise Elevator Lobby will be intermittently closed for sanding and polishing, and floors will remain fully accessible via the freight elevator.
Week of 12/29 – 1/4/26
There will be nightly and weekend detours of the High-rise elevator lobby through the freight elevator, to allow for terrazzo sanding and polishing, until work is completed approximately Sunday, 1/4.

December 11th
What’s Happening
The next 3 weeks will see a lot of exciting transformation in the lobby, taking advantage of the quieter times around the holidays. This includes more terrazzo flooring, and a new temporary wall around the future 2nd floor atrium opening. A detailed memo of what to expect is linked here, and here are the highlights:
This Weekend (12/12 - 12/14)
Low & Mid Rise Tenants: Terrazzo will be poured in the Mid and Low Rise elevator lobbies, and floors will remain accessible via the freight elevator over the weekend.
All Tenants: A temporary wall will be built around the future atrium connection to the 2nd Floor, and entry to the lobby will remain accessible throughout.
Next Week (12/15 - 12/19)
All Tenants: Tenants will return from the weekend and see a temporary wall built around the future atrium opening to the 2nd floor. This wall be wrapped in a vinyl graphic with renderings showing what’s to come with the project completion. The rendering below shows what to expect.
Low Rise Tenants: There will be nightly closures of the Low-Rise elevator lobby for terrazzo polishing and a detour through the freight elevator.
Next Weekend through New Years (12/19 – 1/4):
High Rise: The High-Rise elevator lobby flooring and wall work will begin, first with demo, and then terrazzo pour-back. There will be nightly and weekend detours through the freight elevator.
Low & Mid-Rise: There will be intermittent overnight detours through the freight for floor polishing and wall work.
As always, the lobby and all floors will remain accessible and we look forward to everyone seeing the latest progress. You may also notice that the first of the garage elevators had its interior renovated this week.
December 5th
What’s Happening
Construction continues to make great progress, with the first section of terrazzo along Mission Street receiving final nightly polishing this week, and progressing into the elevator lobbies the rest of December. Behind the scenes, work in the new lobby café is making great progress as ceilings are starting to be closed up, and in the 2nd floor Amenity Center, the new walls are framed out, and mechanical and electrical equipment is being installed, all of which is on, or ahead of schedule. Additionally, the first elevator cab interiors with the new finishes are starting to be completed, as can be seen in the Low-Rise, and soon the garage elevators.
Tenants in the Low-Rise will also notice new, enhanced dispatching from the turnstiles, starting next week as noted in the December 3rd update memo.
This weekend will be busy with construction activity throughout the lobby. While the lobby and all elevator banks will remain accessible, those working over the weekend will see overhead work from lifts for framing above the lobby desk, and plumbing work for the 2nd floor, as well as floor prep work for the hardwood floors. By Monday, the lobby will look similar to how it does today, just with some additional framing and temporary lighting by the lobby security desk.
November 25th
What’s Happening
Overnight flooring work in the lobby is continuing to make great progress, and the first sections of terrazzo along Mission St will be substantially complete this week, following nightly polishing work. The building and all floors continue to be accessible 24/7. Those accessing the lobby overnight (7pm to 5am) or on weekends will see increased construction activity (noise, controlled dust, and turnstile work), and should review the latest construction memo linked here, which provides dates of overnight closures when the freight elevator will need to be utilized. Whenever these after-hours detours are in-place, additional signage is deployed to all affected floors as noted in the construction memo. This holiday weekend (11/29-11/30) will be the next detour of the Low and Mid-Rise elevator banks.
The next major milestone in Mid-December, is when a temporary wall will be built in the lobby around the future atrium being cut into the 2nd floor, and another construction memo will be published in early December with a reminder of what to expect in this phase.
The elevator modernization work is also progressing ahead of schedule and reaching important milestones, with the first new cab interiors being completed today and into next week, first in the Low-Rise and followed by a parking elevator. The mechanical modernizations also remain on track, with the recent completion of a cab in the mid-rise, and an upcoming completion of a cab in the Low and High Rise, next week after Thanksgiving.
November 13th
What’s Happening
Construction continues to make great progress; the flooring replacement in the lobby is progressing as planned, and walls have started to go up on the new second floor amenity center. Please be advised, through the end of November, there will be increased after-hours flooring work in the main lobby. For employees and guests working between the hours of 5:00am and 7:00pm, Monday through Friday, there will be no impact aside from seeing work continue to progress.
For employees working overnight or on weekends, the building will remain accessible 24/7; there will just be increased construction activity and temporary detours for after-hours entry and exiting, which will be marked with signage and additional staff. November 10th
What’s Happening
Please be advised that the first phase of flooring replacement in the main lobby is beginning tonight, Monday, November 10th. Work will occur weeknights from 7:00p.m. to 5:00a.m. and on weekends, continuing into early January. Please note:
Building access remains open 24/7 during all phases of work.
Contractors will remove existing flooring and install temporary floor protection nightly.
Expect increased noise after 7:00p.m., though the lobby will remain accessible.
A separate notice will be sent later this week regarding the elevator lobby flooring replacement, which will include overnight passenger elevator shutdowns starting in about 2 weeks. During those times, signage will direct occupants to the freight elevator on all affected floors, and security staff will assist at the lobby.

October 30th
What’s Happening
On Saturday, November 1st, crews will be adding wood backing to the column recently built-out last weekend by the security desk. The crew will re-cover this backing with the same whiteboard material used throughout the lobby upon completion, before business on Monday.
On Saturday, crews will also be working on and above the lighting structure in the Low-Rise elevator lobby. Access to the elevators will not be impacted, and only one bay of lighting at the far/west-end of the elevator lobby will remain out, and lighting levels will only be impacted to a de minimis extent.
Additionally, the start date of the flooring work in front of the lobby security desk, and the east side of the lobby, has been pushed back slightly while additional preparations are being made. We will provide an updated start date ASAP.
Behind the scenes, crews continue to make great progress, with demo now completed on the second floor and initial framing of the new amenity center beginning, and the framing of the future cafe bar was installed this week.
October 21st
What’s Happening
On Saturday, October 25th, crews will be framing a column adjacent to the existing security desk, and removing some flooring and ceiling in this limited area. Temporary additional lighting will be added to ensure the lobby remains well-lit as warranted.
Starting Tuesday, October 28th, from 7pm to 5am, demo of the existing flooring in the front of the lobby will begin, and flooring protection will be put down at the end of each overnight shift. The lobby will always remain accessible via the Mission or Plaza entry doors. October 17th
What’s Happening
Wall framing work is progressing nightly, to allow for the installation of the new travertine wall slabs, which are en-route from Spain.
Demo and framing of the 2nd floor amenity center is also progressing.
What’s Next
Beginning Tuesday, October 28th the flooring in the lobby will begin to be replaced with terrazzo and hard wood floors. This work will happen in phases, and first requires demolition of the existing floor, followed by nightly pours of the terrazzo and install of the hardwood floors.
Near-Term Impact: Nightly, between the hours of 7pm and 5am, sections of the lobby will be closed with post-and-ribbon, though tenants and visitors will always be able to enter and exit the building from the Plaza or Mission. We will be starting with the front of the lobby by the existing desk, followed by the corridor to the elevator lobbies. During this time, all elevators will still be accessible, and on select nights you may notice lobby security at a temporary desk a few feet away from it’s existing location. Aside from walking on temporary floor protection, there will be no impact during the business day.
Upcoming Impact: Starting in mid-November through year-end, the replacement of the flooring in the elevator lobbies will begin. This will require nightly shutdowns of the passenger elevators from 7pm to 5am; anyone arriving or departing during these overnight hours will need to use the Freight Elevator or stairs. Signage and communication for this phase is being coordinated with tenant office administrators.
